What is a Pre-Sale and what to expect when building your new home!
Building a new home is an exciting experience for homeowners. The opportunity to customize the home of your dreams and watch it come to life can be an incredibly rewarding experience, however, being a part of the construction process from start to finish can seem complex and intimidating. We’re here to break it down step-by-step and let you know what to expect!

What is a pre-sale? This is when you choose your home plan and your homesite and truly build your home from start to finish. Here is what that looks like:

1-The fun begins when you start your home search!  Finding the right community is as important as the final layout of the home. Our New Home Specialists are here to help guide you and find the perfect fit.

2-Next, it’s time to pair up the home plan and home site where the magic will happen. Our on-site Builder Representative will guide you through choosing that perfect home plan and choosing what we call structural options. These include things like the elevation (the “look” of the exterior), how many garages you will have, covered porches, and other features tied to the foundation of the home. All of the paperwork gets signed and we start work behind the scenes to pull permits while you get on to the design fun!


3-    Meet our Design Studio Coordinators in our Fayetteville Design Studio! You choose everything from cabinets and flooring to the finer details like lighting and faucets. You can even preview available selections ahead of your appointment HERE! You design your home to reflect your personal style. Once your decisions have been made, we send off your plans to the county/city for permits… then construction begins!


4-It’s time to meet your team! We will meet with you at your new home site before construction begins to do a final review of your selections. You meet with your project manager and builder representative and then it’s time to break ground!


5-We will send you progress on your new home in your builder app so you can see the foundation and framing going up!


6-Meet with your team again for the pre-drywall orientation! We will tour your new home and go over any details before drywall begins.

7-After drywall, all the of the final finishes and selections get installed. Then it’s time to meet your new home! Before you close, we will meet with you to teach you how to operate and maintain your new home.

8-Finally! It’s time for keys and MOVE-IN DAY! Our in-house warranty department is just a phone call away should you have any questions. Welcome home!

There are some variations to this process. Sometimes, the homesite will already have a home plan paired with it. This means we have already applied for permits on this homesite and the plan and structural options cannot be changed. You still have the opportunity to customize aspects of this home. In this case, start at step 3 and choose the selections that are still available.

Buying a new home already under construction also looks similar! Every day that the home is being built may change what is available to be selected in the design studio. Our builder representatives will be able to let you know exactly which items are still available to be changed.
